Eisenhower Gateway Corporate Headquarters
Alexandria, Virginia
Eisenhower Gateway is a 5.7-acre master planned, mixed use development in the Eisenhower East region of historic Alexandria, Virginia. The project will consist of two multi-family residential towers sited adjacent to a protected natural preserve traversing the northern portion of the site and two commercial office towers with a commanding presence on the Capital Beltway.
Over a period of more than four years, Lane Development led the crafting of a recently approved comprehensive design for four high rise towers with a total above ground area of over one million square feet set within a park-like urban environment. The site has frontage on Eisenhower Avenue on the north and the I-495 Capital Beltway to the south, minutes from the new Woodrow Wilson Bridge and National Harbor and less than five miles from Reagan National Airport. In addition to direct Capital beltway access, the site is within walking distance of the Eisenhower Metro station, the region’s heavy rail mass transit system, and near the King Street station served by Amtrak and the Virginia Railway Express. All four towers sit above multiple levels of underground parking unified below the site’s private cross street to provide a total of over 1260 parking spaces.
The two Gateway office towers will deliver a total of approximately 585,000 rentable square feet of Class A commercial space, with design provisions enabling future ground level retail. The upper floors of all four towers will offer remarkable, panoramic views. The ground level pedestrian experience has been carefully thought through, with the four towers defining a grand, central open space that is sure to become a signature outdoors urban experience. The building facades employ a distinctive and rich but unified architectural vocabulary striking a visually interesting balance between traditional and forward-looking, contemporary nuances. The entire project is designed to exceed LEED certification requirements.
